That's absolutely where we need to get to in order for energy efficiency improvements to pay off when selling the home. But currently there are so many ways to cheat. E.g. when I know I'll be selling my house next year, I'll turn the thermostat down, or I buy my heating oil from two oil companies, but present only one of the bills. It's more difficult with electricity and water as you can't have more than one utility typically. Plus a comprehensive audit is expensive. Our house will go on the market this spring and I considered an audit (in part for my own education), but having reviewed recent real estate listings I am really not sure if the prospects will care. Someone's got to be first!

Interesting blog! We always talk about HES scores as MPG rating for homes - I think it is definitively a useful analogy that the average homeowner can understand.
