It's State of the Union time, and another union worth looking at is the state of value for high performance homes (HPH). The image below shows how value comes only through a union of some unlikely stakeholders!
So how is this precarious union working anyway? First the good news.
And now the obstacles.
So as I take the podium, here's the challenge I put forth to all the professionals who are tied into this unlikely union toward value for High Performance Homes:
And the biggest single action the high performance industry can do to impact value - give us more supply of great homes, and report how those numbers are growing!
Note that the common theme in root cause for lack of progress above has to do with lack of supply:
So please share this post and join me in the easy action steps above. And, keep sharing the good news about growing supply. Once that happens, value will be the power for the demand engine!

Comment by Tony Richardson on February 22, 2013 at 12:12pm Boy, you sure nailed it in your excellent overview of 'how the precarious union is working' today pertaining to the real estate market properly identifying and valuing green features or certifications, HPH’s, in today’s marketplace. And I believe your assessment that ‘growing supply’ can ultimately create the stimulus to demand the green home’s value be properly applied and communicated to all parties, not only in the extended real estate industry but to the marketplace in general, the customer. Now what about the future? Is there something we can do or do we just wait for builders to slowly change their habits to create that supply of HPH’s?
Not by a long shot, there is something we can do! The USGBC, through the Highlighting Green Homes Initiative, is in the process of doubling down its’ efforts to create a solution to the very ‘obstacles’ you have identified that need to be addressed if change is to be brought about without waiting for the market to change on its own. Sean Smith from the USGBC Colorado Chapter and I have been asked to co-chair the initiative and both have accepted the challenge. And it is a challenge; picture it as a couple of swimmers wearing fins and goggles behind a cruise ship attempting to push the rudder to turn the ship as it moves slowly across the ocean. Tough job! But we will prevail as the leadership of the USGBC is behind the effort and we are in the process of organizing our thoughts in the form of a Mission Statement and creating strategies to address those very ‘obstacles’ you have identified; strategies to reach, educate, and communicate with the builder, contractor, home owner, real estate agent, lender, and appraiser. We most certainly cannot turn them, those thousands of professionals that make up the target markets just identified, with all their collateral pieces, all at once, but through the efforts of people like yourself and Sandy Adomatis in the Appraisal Industry, pushing simultaneously, we will have a good chance of turning the ship collectively, more quickly than just waiting for it to change course on its own.
