I think we took that class together.  All his comments are good, but I think he missed the sump pump.  As you know, the deal is to first keep it dry, and then to let it dry when it gets wet.  There's nothing cheap about crawlspaces if we're treating them as a system.  I've only done two so far and realize I did them too cheap.  I've put together scopes of work for another half a dozen and my numbers are in the $10K - $15K range.  It's tough for people to swallow, but they're a lot of work.  Have you checked those areas with a moisture meter?  If I was closer I'd love to take a look.  keep me posted and if I come up with anything I'll let you know.

 

What do you mean an ugly picture?  Maybe that's why I'm still single.
