"I'd just like to say one more thing about $200 HERS Ratings. I don't know where that came from but I just did a RESNET STANDARD Performance Energy Audit on a 4,000sqft Cape Cod without blueprints. It took me 5 hours to measure all…"

Chris J Folse replied to Leah Thayer's discussion Should home-performance ratings be required on property listings?
"Classic?? :) The utility bills will tell you a lot about how the house performed for the seller. If they are an average user and they buyer is an average user then most likely it will be close. The utility bills will tell you a lot more too if you…"

Chris J Folse replied to Leah Thayer's discussion Should home-performance ratings be required on property listings?
"I believe that if the buyer wants to know what the energy costs are they can get the information from the sellers utility bills for the past year if they want to share them. However, if they want an energy audit for the purpose of…"

Retrofit Job

I love to hear from homeowners on the internet, although it's not always a homeowner from a publication that had work done on the subject of their publication. I always learn something about the homeowners expectations, grievances and the message they want to send about the company. People who share ideas are genius, people who share accomplishments are smart, and people who talk about people are ignorant.Because this is relatively a new field for a lot of people I'm prone to remind folks…See More

COST VS VALUE VS PROFIT FOR BUILDING OR RETROFITTING

COST, as affected by real property (land & structures): Cost of land and assembling a structure as an improvement to the land. The cost of the structure is the purchase of land, planning, estimating, managing, labor and profit of the materials assembled or installed for the production of a building on improving the site. Cost is materials or unit value and the business/investment process of completing the structure or improvement on site for a profit. Most structures are designed for a…See More

Energy Valuation

I've been a contractor since 1972 and an accredited appraiser and real estate broker since 1990 and a HERS Rater since 2006. I'd like to know why everyone thinks poking sharp sticks at appraisers will get you more help? If I came to your job and started telling you how to do your business do you think I'd get your cooporation? I think a lump sum line adjustment will be easier to get into the mainstream valuation arena. Appraisals are not Energy Reports. Most appraisers aren't energy raters and…See More
