Here's a list of iPhone apps that I've found useful when visiting houses:

bing - the map feature in bing has the bird's eye view of the house from the four cardinal directions. It's great for a quick reconnoiter on the way to the house.

zillow - a real estate app that provides assessor data such as year built, floor area, and number of bedrooms. With this and knowing the number of floors from bing, you can calculate the min blower door value at which ventilation is required.

Home 3D - an interior design app but great for sketching out floor plans

My Measures - add dimensions to interior or exterior house photos

QuickMark - QR code reader. Create custom QR codes at http://qrcode/kaywa.com and then leave behind QR codes with URLs, text or phone numbers at appliances or locations around a house

USTREAM - broadcast video from the iPhone to the internet, good for broadcasting training or recording issues for current or later inspection off site

Roambi - data visualization tool. Reads from an Excel spreadsheet. Show utility data to residents. View electronic files on houses.

LogMeIn app lets you use any application on your computer through your iPad or iPhone.

I used to use assessor data and google earth to find a home's BAS, unfortunately Energy Upgrade California QAQC inspectors usually find additional square footage in homes.  Both contractors and homeowners are baffled by this, but in order to participate in the program we have to use their measurements.  On more than one occasion customers have stopped the project before it starts because of a fear that their property taxes will be re-assessed based on Utility 3rd party QAQC additional square footage findings. BE CAREFUL!
