Member Dale Sherman asked that question, more or less, in a comment to the ACI National Attendees group. I'm just boosting it into everyone's view.
Personally, I'd enjoy a complete set of building analysis tools/equipment so that I could start doing audits without first going into debt. Probably more a job for (something like) slow money.
Some sort of cream-skimming would make the best investment, but not the most sense.
