What are some important factors that need special attention when Sell House As Is ?

You are still required to tell a prospective buyer and know conditions. Most states have a seller disclosure form that tell you what needs to be disclosed to a buyer prior to accepting an offer. Your state's real estate commission will have copies of the form.
