Selling a house as is means you are not willing to do any repairs that the seller may request.  You are still required to tell a prospective buyer and know conditions.   Most states have a seller disclosure form that tell you what needs to be disclosed to a buyer prior to accepting an offer.  Your state's real estate commission will have copies of the form.

i think the house's history, the junk (if there are any being left), amenities, design, use for the new homeowner in terms of per square unit. Just make sure there is a seller disclosure that discusses why sell your own home as is.
