Water cooled condensers are nothing new. Yes they certainly work well at first.

Issues:

1: Hard water deposits on coils hurts long term efficiency

2: Coils must be cleaned more often, few customers want to do this or pay to have it done

3: Water deposits clog sprayer nozzles over time.

This is why we don't ever see them in residential applications although http://freus.com/ is trying to change that
