Does anyone know of a auditing or rating software currently available for commercial buildings?

I have recently been involved in trying to perform an audit on a commercial building.  To my dismay, Rem Rate is not acceptable even though this is a residential like structure.  Does anyone know of a good software to use when performing an energy audit of a commercial building?

I have used eQuest/DOE2 for modeling commercial buildings while I was in school in Oregon.  Here in California I use EnergyPro 5 for both residential and commercial energy calculations. eQuest is free and is qualified for computing commercial building tax deductions per the DOE2.com web page.  However, EnergyPro can generate most of the CEC required forms here in California and is a little easier to come up to speed with.

Well, "commercial" is a pretty broad category, especially if the target is "residential-like."

 

TREAT and EA-QUIP are designed specifically to model multifamily buildings. Both are good for existing buildings; they allow one to true up the model to real utility bills -- very useful. Neither is simple to learn -- trying to teach yourself will generate a VERY long learning curve.

 

But they are simpler than eQuest or EnergyPro, mostly becuse the inputs are more restricted. (You simply can't model two distribution systems off of one heating plant, for example.)
